Hotel Housekeeping Standards: What Five-Star Properties Should Expect

Housekeeping and cleaning are not the same job. One produces a spotless room; the other produces the same room, the same way, every day. What hotel-grade housekeeping actually requires.

Ask ten people what housekeeping means and most will describe cleaning: surfaces wiped, floors mopped, bins emptied. That is part of it — but it is not the standard that separates a hotel-grade operation from an office cleaning contract.

The difference is consistency. Hotel housekeeping is judged not on the best room produced, but on whether room 512 on a Tuesday is identical to room 512 on a Saturday, when a different person cleaned it. Everything below exists to make that repeatable.

A defined sequence, not a habit

A hotel-grade operation cleans a room in a set order: enter and ventilate, strip and remove waste, clean from high to low and from clean to dirty, make the bed and set linens to a standard, clean and dry the bathroom, restock amenities, then check every surface at guest eye level before leaving.

That last step is the one most operations skip. The difference between "cleaned" and "ready" is the final check — the hair on the bathroom floor, the fingerprint on the glass, the remote control nobody wiped.

Public areas on a rhythm, not on request

Guest rooms are cleaned on turnover. Public areas are cleaned on a cycle — lobby, entrances, washrooms, lifts, corridors, fitness areas, restaurants — and that cycle has to survive peak hours. A washroom checked every half hour in the evening behaves very differently from one checked every half hour at 7am.

Well-run operations write the cycle down, adjust it to traffic, and leave evidence that it was followed.

Specialist care for specialist surfaces

Hotel interiors are expensive. Marble, stone, timber, carpet, upholstery, brass and glass each need a different method, and the wrong chemical leaves a permanent mark.

  • Daily floor care, plus periodic deep work such as stone polishing and marble crystallisation
  • Carpet shampooing, spot treatment and upholstery extraction on a schedule
  • Exterior glass, facade and high-level areas cleaned on a planned cycle
  • Washroom deep cleaning, drain care and pest control

If the answer to "how do you treat the marble?" is "carefully", that is not an answer.

The back-of-house decides the front-of-house

The parts guests never see determine how the visible parts perform. Linen and laundry handling, chemical storage and dilution, trolley and equipment condition, staff facilities and waste segregation are all part of the standard — and all of them are visible in a first room audit.

Inspection and supervision

Housekeeping is supervision-heavy work, because most of it happens out of sight. A workable model includes:

  • A named supervisor for each zone or floor, present on every shift
  • Room inspections against a written checklist, with a share of rooms checked daily
  • Public area inspection rounds with a signed record
  • Monthly reporting to the property on scores, findings and corrective actions

The point is not paperwork. The point is that a standard nobody measures is a standard nobody keeps.

Conduct is part of the standard

Housekeeping staff are often the only people who enter a guest's private space. Uniform and grooming, discretion, how a knock is answered, how a "do not disturb" sign is respected, and what gets reported to the front desk shape the guest's impression of the property as much as the room does.

That is why induction, training and supervision belong in a housekeeping contract as much as the equipment does.

What to ask before you sign

  • Can I see your room cleaning sequence and your inspection checklist?
  • Who supervises each shift, and how many people do they cover?
  • How do you handle stone, carpet and upholstery — in-house or subcontracted?
  • What does the monthly report contain, and what happens when a score drops?
  • How are new staff inducted, and how quickly can you cover an absence?
